I honestly don’t even know where to begin, this place exceeded every single expectation I had. From the moment I arrived, I felt welcomed, relaxed, and completely at home. The location is perfect convenient, beautiful, and peaceful. Whether you’re here to explore or just unwind, it offers the best of both worlds. The property itself? Absolutely stunning. Immaculately clean, beautifully decorated, and thoughtfully designed down to the tiniest detail. The amenities were top-notch, and everything worked perfectly—fast WiFi, hot water, AC, you name it. What truly made my stay unforgettable, though, was the hospitality. The hosts were some of the kindest, most helpful people I’ve ever met. Warm, responsive, and genuinely caring—they went above and beyond to ensure I had a perfect stay. It felt more like staying with friends than just booking a place. If you’re considering booking this place, don’t hesitate. I’ve stayed in many places through Booking.com, and this one ranks right at the top. I’m already planning my return trip!

I love nearly everything about this place. Location is actually perfect. It's just south of the Pantheon and it's not too close, but not too far either. The air conditioning worked really well which was needed during our stay. The beds were incredibly comfortable.

I did like how close it was to different food options. I also felt comfort walking around at night by myself.

My wife and i really enjoyed staying at Xenia Guest House. We were welcomed by Maria, a very friendly and lovely lady. She had recommended a lot of restaurants for us to try and cant go wrong with it! The homestay is strategically located at the heart of rome, everywhere is within walking distance such as pantheon, colosseum, trevi fountain and many more! One of the lovely neighbourhood, Transtevere is also very closely. There was coffee machine and milk frother provided which is perfect. Hot shower, comfy bed, safebox, everything is there. Good Location, close to most of the main attractions and a short walk from Vatican, Trastevere, etc. The bed was comfortable and the room was immaculately cleaned. There is a small communal seating area with coffee available. Throughout our stay Maria was amazing! She gave us great recommendations for food and drink and was always ready to help with local advice. Nothing was too much trouble.

Xenia Guest House was immaculate clean. Very central location 15 minute walk to most places. There’s a bus terminal and a tram right outside of the building. Maria was an excellent communicator, responding very quickly to every question. She booked my transportation to the hotel even with multiple delays. I can’t say enough great things about this property. The building is breathtakingly beautiful.

The rooms were immaculately clean. Beds very comfortable Room size quite big Clean bathroom Good room amenities Maria who met us was very nice and helpful The room cleaner was lovely Location was about 20 mins from most attractions by foot. Less than 10 minutes from the pantheon and the place where Julius Caesar was killed. Number 23 bus is less than 5 minutes walk away and drops you off at the Vatican museum Mini market same building round the back

It has everything you need for a city visit. Location is very convenient since you can go anywhere on foot. Bus stop right in front of the building if needed. The building itself is nice and has a very old and cute elevator. Located on the 5th floor, it makes for a quiet night. We could store our suitcase on the last day due to our late flight. Staff is friendly and responsive. Just what we needed.

The location was great! Ideally located in the tourist area, but far enough away that you get some great reasonably priced restaurants and aren’t taken advantage of. The room was bright, clean, and comfortable. Service was outstanding! Maria provided us with a list of wonderful cafes and restaurants nearby to try out and her suggestions were perfect! She pre-arranged for a taxi to take us to the airport, which really helped make our travel stress free.

This was a secure, clean, comfortable guest house right in the historic centre of Rome, which makes walking to see the city easy. The soundproofing was excellent, you won't hear any street noise from your room. Bottles of cold water were provided in the room fridge, along with access to a kitchenette in the common area. The staff were kind, friendly and helpful, providing advice on location of nearby grocery shops, and transportation.
